A pretty stone cottage
of approximately
65 sqm with 3 rooms, set in an olive grove of approximately 1800 sqm.
Structurally the building is reasonably sound, but there are no services, so it
would need complete renovation in order to be made habitable. The ground floor
room has a vaulted ceiling.
The rustic house is located between Baiardo and the neighbouring medieval
town of Castelvittorio. This stretch of pre-Alpine hills is unspoilt,
with chestnut forests and olive groves interspersed with traditional stone
cottages. |

There are no neighbours living in the
vicinity, but owners of the surrounding olive groves come to work on their
trees. Right next to the entrance of the property there is a tiny abandoned
stone chapel. A little further down the road, on a popular walking trail, there
is a medieval arched bridge spanning a shallow river with pools.
There are no services of any kind at present. Electricity can be applied
for, as there is a connection point fairly close by. Otherwise, the rustico can
be wired to a generator.
Water would be piped from a spring.
Sewage would go to a septic tank, not a municipal network. The cost of wiring
and plumbing would be included in any renovation quotation we provide. |

The rustico itself is located about 7.5 kms from Baiardo;
the first 7 kms are a provincial road, with an asphalt surface, well
maintained; the last 0.5 km is a private road, not tarred.
At the moment this section is not well maintained, but it is still passable with
a car with good road clearance, or better still, a 4-wheel drive vehicle,
but otherwise, the road can be improved, at a cost of about EUR 5000. |

Baiardo can be reached from Sanremo, Arma di Taggia, or
Ventimiglia on the Italian-French border.
It is 45 minutes’ drive from the sea, and just over an hour’s drive from
Nice
International Airport and Monte Carlo. All three of these roads to
Baiardo are typical Ligurian hinterland roads – narrow and winding. |

Possible renovation of the cottage
Generally, renovation costs work out at about € 1300 per sqm, excluding the cost
of connecting to the national power grid (about € 5000 for residents) or a
generator (about € 3 000).
Increasing the size of the rustico
When renovating, the municipality usually allows owners to increase the volume
of the existing building by 20%, which would work out to about an additional 10
sqm in this case.
Also, it’s possible to add about 10 sqm of new building for every 1 000 sqm of
ground owned. This is the so-called building index, which in this case, with
approximately 1800 sqm of ground, would make it possible to increase the
building by about another
18 sqm. Finally, it’s possible to buy other ground nearby in order to increase
the building index further.
Climate of the region
The Baiardo area is pre-Alpine, but the climate is mitigated by the influence of
the Mediterranean. So it rarely snows, and if it does, the snow only sticks for
a day or two, except perhaps in odd spots of deep shadow. Generally, the winter
days are sunny and pleasant, but the temperature drops below zero at night in
the coldest period, which can last about 3 weeks.
As this property is situated halfway down a hill, at a lower altitude than
Baiardo (600m) it is warmer and more sheltered than the town, which is perched
on the ridge. The ground is very sunny, and it has a micro-climate which favours
flowers such as orchids and wild gladioli. |

Baiardo
is a small town, but lively and always full of people, many of whom come to eat
at ‘Massimo’s’ restaurant, or to walk up to the top of the historic centre,
where there is a beautiful abandoned church, open to the skies. The
municipality hosts numerous cultural events here in the summer months,
and the surrounding countryside is so still that you can hear the poetry
recitals or musical performances across the valley, at this property. In
addition, there are two shops, a café, two bars and a post office.
Baiardo, a village with about 250 inhabitants is located in the Ligurian
Maritime Alps at 900 m over sea level, and spreads over 24.000
hectares, most of which are covered by olive groves. The remaining area is
fallow ground, on a part of which flowers are now grown, and then vineyards,
chestnut trees and woods. A vast pine-wood in the Armea valley is recognised as
a biotope. The historical village core, that was abandoned by the population
after the Second World War, has now been beautifully restored. Baiardo was
founded in the first millennium b.C. and has maintained up to the present
day its typical Ligurian country architecture. It’s a great
place to relax, unwind, think, read, write, paint… be what you choose at the
pace you choose. If you want to be alone, perfect. If not, the people of the
village are open and will talk to you for hours. Alternatively if you prefer to
be busy there are plenty of cobbled streets to explore or hikes and trails
into the mountains. It is also just as easy to pull up a chair out on the
terrace and wait for the sun to set over the mountains. |
