Baiardo is a village with about 350 inhabitants and is located in the Ligurian Maritime Alps at 900 m over sea level, and spreads over 24.000 hectares, most of which are covered by olive groves. The remaining area is fallow ground, on a part of which flowers are now grown, and then vineyards, chestnut trees and woods. A vast pine-wood in the Armea valley is recognised as a biotope. The historical village core, that was abandoned by the population after the Second World War, has now been beautifully restored. Baiardo was founded in the first millennium b.C. and has maintained up to the present day its typical Ligurian country architecture. It’s a great place to relax, unwind, think, read, write, paint… be what you choose at the pace you choose. If you want to be alone, perfect. If not, the people of the village are open and will talk to you for hours. Alternatively if you prefer to be busy there are plenty of cobbled streets to explore or hikes and trails into the mountains. It is also just as easy to pull up a chair out on the terrace and wait for the sun to set over the mountains.

A farm of 70.000 sqm, including cultivated and irrigated terraces, vines, olive groves, chestnut forest and pasture, with a main farm house and 4 cottages totalling approximately 320 sqm (excluding some small outbuildings); the building index of the land also makes provision for some extension.
With the exception of the cottage in the olive grove, all the properties are within 100 m or so of each other, but still far enough apart to be private. Each property also has its own deed number, so the individual cottages can be sold at a later stage, if required.

Water comes from several springs (to which the owner has registered rights), one of which is in a beautiful ravine; the property is next to a nature reserve, so wild boar and birds of prey are a common sight. There are beautiful views of the mountains and distant sea.

The condition of the different buildings varies: one cottage is partially renovated in a modern rustic style; one cottage is ‘habitable’ but very rustic; the other buildings, including the main farmhouse require full renovation, although all have roofs, windows and doors.
Once renovated, the properties would be wired for electricity which would be provided by means of a combination of generator and 12v battery system; gas and water would be piped to each cottage, the gas from a gas tank, to be installed on the property, and the water from a reservoir which is fed by one of the springs. There is also the possibility to put in a swimming pool.
The farm is a certified organic farm, large by Ligurian standards, with most of the land in one parcel. It is ideally suited to development for tourist purposes: with its numerous cottages it offers a lot of accommodation, enough ground for riding or walking trails, and sufficient cultivated land to qualify as an ‘agriturismo’, which means reduced income tax rates and relaxed building regulations.

The property is situated 5 km from Baiardo, and is just 10 minutes from Apricale and 35 minutes from the coast. The nearest international airport is Nice, just over 90 minutes’ drive. Access to the farm is by asphalt road, except the last 500 m which is a private road and which is not asphalted; at present, the last 200 m of this road are difficult (but not impossible) without a 4-wheel-drive vehicle, but this section could easily be surfaced in order to facilitate access with normal vehicles.
